Installing a new roof? The contractor you hire will set the trajectory of your project. Hire the wrong one, and you’re asking for trouble. Hire the right one, and you’re certainly on the right path to making a smart investment. So make sure you do your due diligence and hire well.
These four questions below will serve to help you identify a reliable contractor for your home roofing project:
Is this estimate comprehensive?
Roofing projects are expensive, no doubt. But it’s one thing to spend thousands of dollars on a new roof, and another to invest more than what you were initially told to by the contractor. Confirm with the contractor whether the estimate they have provided is in full, or if it skip on any details. Don’t fall for the cheapest quote; always ensure that it contains a complete breakdown of the expected expenses for the project. If the roofing contractor is unwilling to explain the estimate in depth, it’s better to walk off and look for another contractor.
What materials are you going to use for my project?
The longevity of a roof depends on the quality of materials used in its construction and installation. Low quality materials are a big “NO” for any project, let alone one as crucial as installing a new roof. Explain and discuss your material quality concerns with the contractor. Any contractor who recommends suboptimal alternatives, avoid hiring them. Make sure to get specifications from the contractor in writing before starting the project. Double check each material once they arrive.
How do you plan to install the roof?
A roof can be installed either directly to the roof deck or on top of an existing roof. While the latter approach gets the job done faster, it does not make for a reliable installation. Ask the contractor what roof installation method they plan to employ for your project. If they’re insistent on installing the new roof on top of your existing roof, consider if they have any legitimate reasons for doing so. Decide accordingly.
Do you offer any warranties?
A roof typically lasts for decades. However, if it isn’t installed properly, it can fail prematurely. As such, before giving a contractor the keys to your project, you would want to ensure that they offer warranties on their workmanship. You’re making a significant investment, and you don’t want all that money to go to waste just because the contractor did not do their job properly. There should always be accountability on the part of the contractor.
We wish you all the best for your roofing project and hope you find the right contractor for the project.
